Rental Agreement

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
Bookings are subject to the following terms and conditions:
1) A contract between you and the owner will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.
2) The deposit/full payment must be paid within 3 days of the booking being placed.
3) The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in this Rental Agreement and any Terms and Conditions not specifically mentioned within this Agreement but may be notified to you at any time by the property Owners. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
4) We require the names, ages, and contact details of all guests who must be 18 prior to the holiday commencing.
5) A 25% deposit of the holiday cost is payable at the time of booking.
6) Bookings made less than sixty days before your arrival date must be paid in full, plus the 700€ refundable damage deposit held against a valid credit card.
7) The balance must be paid no later than sixty days before the commencement of your holiday. If the balance is not received by the due date, then your holiday may be treated as a cancellation.
8) All cancellations must be notified in writing to support@lanzaroteholidaylets.co.uk and, once received, we will confirm the cancellation.
9) The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:

10) If we are successful in getting a replacement booking, we will refund the total amount paid less a 5% booking fee and any difference in price between your original and the replacement booking.
11) We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
12) If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.
13) If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.
14) The maximum number of persons occupying the property must not exceed 4 adults and only those listed on the booking form can occupy the property.
15) Please be advised that no extra overnight visitors are allowed to stay at the property or to store their belongings or vehicles on-site at any time.
16) Bookings cannot be accepted from persons under eighteen years of age.
17) The owner reserves the right to refuse a booking without giving any reason.
18) We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes should we have reasonable cause to do so. We will not disturb your holiday unreasonably and without notice if at all within our control.
19) You must not use the property except for the purpose of a holiday.
20) Smoking or vaping are not allowed within the boundary walls of the property. If you wish to smoke or vape please do so on the street. This must be strictly adhered to, and any damage caused or extra cleaning necessary as a consequence of any Guest (or anyone associated with them) will be deducted, in full, from your security deposit. The minimum charge for having to deal with the consequences of a guest having smoked or vaped in the property will be 150€. If the following guest party cannot occupy the property due to the residual effects of smoking or vaping by any of your party we reserve the right to deduct onward accommodation costs from your security deposit and to pursue you for costs in excess of your security deposit.
21) The keeping of pets, vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.
22) In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us, in full, for any loss that we may incur as a result. A security deposit of 700€ is required which will be held against a credit card. The hold on your card will be removed within 7 days of your date of departure minus the cost of damage, breakages or losses should you, or your party of guests, have caused any.
23) Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. The cost of breakages and damage will be deducted from your security deposit at the discretion of the owners.
24) If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.
25) Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.
26) Please remove shoes and bike cleats before entering the house. It is preferred that you remove cleats and store them in the bike shed to avoid walking on any terrace tiles.
The storage for cycles, surf boards or any other such outside activity equipment is available in the bike shed – they must not be stored in the apartment under any circumstances for any duration. Repairs to any equipment should be completed in the bike shed and nowhere else.
27) Please lock the doors and close the windows when you leave the property unoccupied.
28) Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we are an eco-friendly holiday home. When operating the air conditioning please ensure ALL windows and doors are closed.
29) Please do not take any bath towels with you to the beach, use the beach towels provided.
30) The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
31) Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
32) The client may in no circumstance re-let or sublet the property.
33) The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.
34) All inventory must remain in the property and not be taken to another property.
35) Please park your vehicles in the designated parking space, ensuring cars do not block access or egress for other vehicles that have the right to park on the driveway. Guest parking is limited to 1 car on-site. There is plenty of on-street parking in the immediate area around the property.
36) Please respect the other occupants of the property and our neighbours by keeping noise levels to a minimum, especially between 10 pm and 8 am. The playing of music on the outside of the property is prohibited at all times.
37) We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
38) Fireworks, Chinese lanterns, firepits, candles and portable barbecues are prohibited.
39) The earliest check-in time is 15:00pm on the first day of your booking. Early check-in may be possible with prior arrangement with us, at additional cost and only if the property has already been cleaned ready for your arrival. At all times, early check-in is at the ultimate discretion of the management team.
40) Check-out time is 10:00am on your day of departure. Please strip the beds, put all linen and towels in the bath and dispose of all rubbish – taking it to the refuse collection bin on the street (opposite the house). Late check-out is not normally available. If you would like to arrange late check-out this may be possible with prior arrangement, at additional cost and only if we do not need the property to complete cleaning ready for the next guests. At all times late check-out is at the ultimate discretion of the management team. Failure to check-out on time may result in you being charged a further day’s rental.
41) If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.
42) Wi-Fi – the guest agrees to reasonable and lawful usage.
43) Under no circumstances must electric vehicles be charged using the electric supply in the property or from any external socket. These electrical supplies are for the use of residential appliances only. Failure to adhere to this rule will likely disrupt the electrical supply for the property and may cause damage for which you would be liable.
44) Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it at support@lanzaroteholidaylets.co.uk.
45) Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.
46) This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.
